A furnace tune up can help save on energy bills, protect your warranty, and prolong the life of your heating system.

Among the hustle and bustle of daily life, your furnace faithfully performs the comfort promoting task of keeping you warm. To help ensure this continues, it’s important to order periodic furnace maintenance for its operational health and overall lifespan. An annual furnace tune up can achieve exactly this–longevity enhancement, operational failure mitigation, and energy efficiency preservation. It can also identify potentially dangerous circumstances, such as carbon monoxide leaks.

We at Overlake Heating and Air Conditioning offer furnace tune up services for all brands of gas, electric, and propane furnaces. Whether Bryant, Carrier, Trane, American Standard, Lennox, Rheem–our technicians have the expertise to service these and more.

Critical Furnace Filter Replacement

A forgotten furnace runs less efficiently and may be forced to work harder to heat your home. As a result, your Winter monthly energy bills can swell while concurrently increasing your risk of an expensive emergency service call from a system failure. In addition to annual maintenance, there is one big step homeowners can take to keep their furnace running smoothly throughout the year–be sure to change your air filter periodically, typically every 3 to 12 months, depending on the thickness and efficiency of the filter. Also, be sure to set your “filter change reminder alarm” on your programmable thermostat. If your thermostat doesn’t have this feature, we’d be happy to discuss alternatives that do.

Extend the Life of Your Furnace

The average furnace lasts about 20 years, but without routine maintenance, you could be costing the system years of usable life. Problems can arise which fester, and with time they can grow into an avoidable, costly headache. Considering the Fall and Winter months are the time when your furnace works hardest, it pays to have your system maintained in the late Summer or early Fall before the unit’s major workload is underway. An annual furnace inspection and cleaning can help you protect your furnace investment for years to come, even beyond the 20 year average.
