About Us

Heat Pump Maintenance/Tune-Up Services

It’s important for your heat pump to undergo periodic maintenance to maintain system operation and efficiency. Here at Overlake Heating & Air Conditioning, we offer comprehensive heat pump maintenance services, which will help to ensure it operates reliably and efficiently.

  • Regular Preventative Maintenance
    • Consistent with the manufacturers’ recommendations, we provide regular cleaning and inspection services. Periodic inspections and cleaning can prevent some common problems, such as plugged condensate drains and insufficient airflow from plugged filters and/or coils.
  • Full Service Inspection and Cleaning
    • We conduct a thorough inspection of your heat pump to ensure the system is functioning properly. We also clean the outdoor unit, the indoor coil (as needed), and the condensate drain to help ensure reliable operation and efficient performance.
  • Restore Peak Efficiency
    • Dirty filters and/or dirty coils result in the system costing more than normal to operate. Regular maintenance helps in keeping your heat pump energy-efficient, saving you money on utility bills.
  • Non-Commission Superior Technicians
    • We have a team of well-trained professionals who are experienced in maintenance services for all major brands of central heat pumps. They receive no spiffs/commissions for selling you parts or new systems, so there is no fear they will provide you with anything other than their genuine professional opinion on the state of your system.

Heat Pump Diagnostic & Repair Services

If your heat pump is malfunctioning, Overlake Heating & Air Conditioning is here to help you restore proper system operation in a timely manner. Our technicians are equipped to handle a full range of heat pump problems, ensuring your system is back to correct working order quickly and efficiently.

  • Thorough Diagnostics
    • We will thoroughly diagnose your heat pump to accurately identify the root cause of the malfunction. Once detected, we will report the problem to you before performing the repair.
  • All Brands and Models
    • We provide diagnostic and repair services for all makes and models of central heat pump systems: Bryant, Carrier, Trane, American Standard, Mitsubishi, Coleman, York, Lennox, Rheem, etc.
  • Efficient Repairs
    • Our expert technicians work diligently to minimize the amount of time it takes to perform a diagnostic and repair. Some repairs and diagnostics do take a fair bit of time, though. A symptom may not have a single cause but rather a set of different possible causes, which we have to cross off the list one by one until we’ve identified the actual problem.
  • Transparent Pricing
    • No hidden charges; we provide accurate, upfront pricing on all repair estimates. We don’t want surprises anymore than you do! We want the process to be smooth for all involved.
  • Emergency Services Available
    • We can respond quickly to no heat or no cooling service requests. We also offer after-hours emergency services on evenings and weekends.

Heat Pump Services FAQ

How Long Do Heat Pumps Last?

Typically, heat pumps have a lifespan of approximately 15 years. Sometimes, we see systems fail sooner than this, and sometimes they last longer. There are a number of factors that impact a heat pump’s longevity, such as the brand and model, whether regular maintenance has been performed, the quality of the installation, etc. Even usage patterns and local climate will impact the duration of a system’s life.

How Do I Know If My Heat Pump Is Malfunctioning?

The most obvious clue your heat pump is malfunctioning is you don’t have any heating or cooling in the home. Some problems can be more subtle, though, such as increased system noise, less heating or cooling than normal, higher utility costs, etc. If anything seems out of the ordinary, it’s probably a good idea to have the system looked at.

Should I Repair or Replace My Heat Pump?

Deciding whether to repair an existing heat pump or replace it with a new system comes down to factors such as the unit’s age, the repair vs. new system cost, and what your budget allows. If your heat pump is near it’s expected lifespan and you’re facing an expensive repair, then it often makes more sense to invest in a new system.

How Often Should a Heat Pump Have Maintenance Service Performed?

Most HVAC contractors and manufacturers recommend yearly maintenance. We believe every two to three years is sufficient but are happy to perform the service as frequently as you’d like. It is important to ensure the system’s air filter is being changed routinely to avoid any system malfunctions that can arise from a plugged filtration system.

What Does Your Heat Pump Maintenance Service Include?

Our maintenance service includes a comprehensive inspection as well as a cleaning of the system. We clean the outdoor unit, the indoor coil (if needed), clear the system’s drain line, and change or clean the filtration system.

How Long Does Heat Pump Maintenance Take?

Typically, heat pump maintenance takes around 60-90 minutes. The duration can vary based on your heat pump’s condition and if there’s any additional required services.

What Our Valued Customers Say

I'm very happy with the service and installation of my new Bryant furnace by the team at Overlake Heating in Redmond, WA. Rob is very informative and helpful in recommending the best solution for my needs. JP and Gerranimo did a great job with the installation and were professional in every way. I also appreciate the responsiveness and timeliness of the whole team. Everyone made the whole experience for me seem easy and a very good value for the products and service . I strongly encourage anyone looking for an upgrade to work with Overlake Heating and Air Conditioning.

We had our old gas furnace replaced with a high efficiency one by Overlake Heating. Their pricing was VERY competitive and everything went smoothly. Talking to several contractors, we had been getting advice all over the place on what the best option for our house would be. Robert took the time to talk us through options multiple times, explained all implications, responded to questions right away, and was very patient while we waffled about what to do. :) We originally reached out asking about a much more expensive heat pump setup, and Robert called out several concerns with our old split level's layout and insulation which would have affected its effectiveness. He suggested some options that would work better for us even as they were much less expensive than what we were originally looking at. We're very happy to have gone this path and will definitely call Overlake again when we're ready to get some cooling set up. Absolutely recommended!
Angela Savarese
Super happy with the Bryant central heat pump and furnace that Overlake installed in our townhome about a year ago. Absolutely no problems with it so far, and the cooling works 100% better than our previous central A/C installation did. Really impressed with all the people we dealt with--Robert, Patty, Sam, JP, Bjorn, and a couple others I forgot the names of. Thanks!
