We had our old gas furnace replaced with a high efficiency one by Overlake Heating. Their pricing was VERY competitive and everything went smoothly. Talking to several contractors, we had been getting advice all over the place on what the best option for our house would be. Robert took the time to talk us through options multiple times, explained all implications, responded to questions right away, and was very patient while we waffled about what to do. :) We originally reached out asking about a much more expensive heat pump setup, and Robert called out several concerns with our old split level's layout and insulation which would have affected its effectiveness. How Long Does a Furnace Last?

The lifespan of a furnace is typically 15 to 25 years. There are a number of factors that impact its longevity, such as brand quality, the model unit you have, how well it was installed, and regular maintenance as well as filter changes. Maintenance and filter changes can help to maximize its lifetime, but they are no guarantee to decades of trouble-free operation.

What Are the Signs of a Furnace Going Out?

The most obvious sign your furnace is having a problem is the temperature in the home is lower than the thermostat’s temperature setting, and the furnace isn’t on attempting to heat the home up. Other potential symptoms of a furnace problem are increased energy bills, frequent cycling, and unusual or louder than normal noises.

Should I Repair or Replace My Furnace?

Deciding whether to repair or replace your furnace comes down to a consideration of how much the repairs are vs. how old the unit is and its overall condition. As your furnace gets older, repairs tend to be more likely and more frequent, so unless it’s a small repair, fixing an older furnace (20+ years) is often not the most efficient use of your dollars. We’re happy to help you either way; it’s just important to understand the risk of additional repairs on older units.

How Often Should a Furnace Be Serviced?

Most manufacturers and HVAC contractors will recommend yearly maintenance. We believe every two to three years is sufficient. It is important, though, that between maintenance visits, you replace or clean the furnace filter regularly. A plugged filter can cause the furnace to malfunction, increase energy bills, and damage the unit.

Why Should I Get a Furnace Maintenance?

The primary reason to have your furnace tuned-up is because it can malfunction if certain components get too dirty (e.g., the flame sensor, burners, etc.). Additionally, some problems (not all!) can be identified early before the furnace breaks down. It also provides peace of mind the unit is operating safe and efficiently.

How Long Does a Furnace Tune-Up Take?

Typically, a furnace inspection and cleaning takes around 60-90 minutes. However, the time required can depend on the furnace’s condition, accessibility, and any additional issues identified during the inspection.
