We had our old gas furnace replaced with a high efficiency one by Overlake Heating. Their pricing was VERY competitive and everything went smoothly. Talking to several contractors, we had been getting advice all over the place on what the best option for our house would be. Robert took the time to talk us through options multiple times, explained all implications, responded to questions right away, and was very patient while we waffled about what to do. :) We originally reached out asking about a much more expensive heat pump setup, and Robert called out several concerns with our old split level's layout and insulation which would have affected its effectiveness. How Long Does a Water Heater Last?

Generally, water heaters last around 15 years, some longer than this and some shorter.

What Are the Signs of a Water Heater Starting to Fail?

The most common symptom of a failing water heater is it has developed a small leak. Other symptoms include no hot water or luke warm water. If you are experiencing any of these and you have an older water heater, it’s probably time for replacement.

Should I Repair or Replace My Water Heater?

If your water heater is less than 10 years old, then a repair may be in the cards. If it is older than this, it’s usually best to replace.

How Often Should a Water Heater Be Serviced?

For tanks, these generally don’t need to be serviced. Technically, the owner’s manual might recommend periodically draining a bit of water out of the tank to remove accumulating sediment, but few do this, and the units seem to be fine. For tankless, the manufacturer’s recommend yearly maintenance, but every two to three years should suffice in our area given our water isn’t particularly mineral rich.
