Air Conditioners

We admit, here in the Pacific Northwest it’s not everyday that you need an air conditioner. But each year, when summer hits the days often get uncomfortably warm and it’s nice to have a cool, dehumidified safe haven. In fact, a couple summers ago (2015) we averaged the hottest temperatures on record for the Northwest, dating back to 1895.

We provide a full range of central air conditioning services. Whether your A/C is due for annual maintenance, requires repairs, needs to be replaced, or you’re just sick and tired of being too hot in the summers and need a new unit installed—let us pay you a visit. We take the time to listen to your concerns, educate you about your A/C options, and provide you with an estimate—all free of charge.

Heat Pumps

Central heat pumps are able to both heat and cool your home. While a heat pump won’t replace your furnace, it will sufficiently heat most suburban homes and is typically used in place of an air conditioner in conjunction with a furnace. A quality central heat pump is capable of producing the majority of your home’s heat throughout the year while your furnace is either works with your heat pump or takes over completely when colder weather hits. We provide a full range of furnace services for all brands and models of gas, propane, and electric furnaces. Whether your furnace is due for scheduled, annual maintenance, has an issue or is malfunctioning, or just needs to be replaced we’re happy to come visit. We take the time to listen to your concerns, educate you about your options, survey your project, and provide you with an estimate—all free of charge.

Not sure which furnace is right for your home? We can walk you through annual fuel utilization efficiency (AFUE) ratings, and share with you how we calculate your heating needs to ultimately help you determine how many BTUs you require to comfortably warm your home.

We carry single stage, two stage, and variable speed furnaces from the three major manufacturers: Bryant/Carrier, Lennox, and Trane/American Standard.

Water Heaters

Make cold showers and waiting for the hot water a thing of the past. Overlake Heating & Air Conditioning knows water heaters, too, and can perform routine maintenance, fix any issues, and even replace your current system. We take the time to listen to your concerns, educate you about your standard models versus tankless, survey your project, and provide you with an estimate—all free of charge.

We offer several brands of gas and electric water heaters—available as standard models as well as tankless systems. We carry Bradford White Standard, Navien Tankless, and Ruud Professional water heaters.

Thermostats and Controls

The thermostat is your central source of control for your home’s heating and cooling. It can be as simple as an on/off switch or as dynamic as an automated system capable of precisely controlling your indoor environment. If you’re interested in purchasing a new thermostat, are having issues with your current unit, or would like to look into other indoor climate control options such as humidity control, we can help.

Duct Cleaning

Let us help you drastically improve your home’s air quality. Did you know it’s recommended to clean your air ducts every three to five years. Why? Over the years, pollen, animal dander, dust and dirt accumulates in the air ducts of your home. Each time you flip on your heating or cooling system, air kicks up the particulate and either you breathe it in or it lands on your furniture and carpet. A cleaning nuisance, yes, but even more of a health issue. Allergies and asthma can be extremely aggravated by these airborne pollutants constantly swirling around your home.

Beyond routine maintenance, we recommend you have your air ducts cleaned if there is a substantial amount of mold visible by you or an inspector, the ducts are infested with vermin, or the ducts are clogged with excessive amounts of dust or debris.

Routine Inspection and Maintenance Costs

According to manufacturer’s, furnaces, heat pumps, central air conditioners and tankless water heaters all require regularly scheduled inspection and maintenance in order run at peak efficiency. Check your manufacturer’s information to determine inspection and maintenance frequency for your units.

A full-service tune up for a furnace, heat pump, central A/C, or tankless water heater is currently $25 off the regular price of $149.95 plus tax. Each additional unit is $109.95 each, plus tax.
